The commercial building on the construction field G forms part of the newly developed Zwhatt area in Regensdorf. The building, with main dimensions of 80 × 20 × 25 m, is aligned along Wehntalerstrasse. According to the client’s requirements, the building is designed for a very high degree of flexibility in use as well as the possibility of subdivision. Workspaces are located along the façade, while production areas are arranged in the interior between the two longitudinal girders, with the option of installing a crane runway for heavy loads.

The building comprises two basement levels, which are used as an underground car park and storage space. They were constructed using in-situ concrete and have shallow foundations. The load-bearing system of the six floors is characterised by a regular skeletal structure with a high degree of prefabrication. Columns with variable cross-sections and continuous beams with spans of 8.1 m form the basic structural system oriented along the length of the building. The beams are designed as composite elements with steel profiles and in-situ concrete.

Prefabricated and prestressed TT slab elements with spans of 12.7 m and cantilevers of approximately 3 m on both sides rest on these beams. Horizontal stability is ensured by cores made in-situ concrete.

The façade construction is characterized by a raw material expression in oiled steel, as well as an additive tectonic approach with a fine structural grid. Angle profiles, bolted back-to-back with a visible shadow gap, form the structural grid. Fixed glazing and aluminum tilt windows are integrated into this grid.
